Key takeaways
- Saltbox is the best warehousing space for enterprises in Duarte in 2026 for companies that want several private suites, in one building or across U.S. cities, on month-to-month memberships. Receiving and daily carrier pickups are part of every suite.
- The large-format leases for a primary regional distribution center are 10th Street Center Building 2, 1361 Mountain View Cir, and 1703-1711 S California Ave. They run from 25,500 to 75,740 sq. ft.
- 1801 Highland Ave and 1017 S Mountain Ave cover mid-size needs of 17,700 to 19,346 sq. ft. with finished office near the 210 and 605.
- Smaller teams can look at four Duarte units of 1,760 to 4,246 sq. ft. They are 1700-1790 Evergreen St, 2310 Central Ave, 2088 Central Ave, and 1504-1544 Highland Ave, asking $17.40 to $19.08 per sq. ft. per year.
Finding warehousing spaces for enterprises in Duarte often means signing for 3 to 5 years on a building bigger than a forward location needs.
Each of those buildings then needs its own staff to receive freight and ship orders, and every new city repeats the commitment.
One option on this list lets an enterprise stock several cities without a building in each.
I've ranked all 10 options by footprint below and added a cost breakdown for enterprises that need warehouse space in more than one city.
What are the best warehousing spaces for enterprises in Duarte in 2026?
The best warehousing spaces for enterprises in Duarte in 2026 are Saltbox, 10th Street Center Building 2, and 1361 Mountain View Cir.
Saltbox is the only entry that lists month-to-month terms, so a company can add or return suites as volume changes.
The other nine are conventional leases in Duarte, Monrovia, and Azusa, ordered by footprint:
Note: Product brands looking for a single suite can compare a different shortlist in our guide to the 10 best warehousing spaces in Duarte, CA (2026).
#1: Saltbox
Saltbox ranks first among warehousing spaces for enterprises in Duarte because one company can hold several private suites at Saltbox Los Angeles, Duarte and more at other Saltbox locations.
Each suite has one monthly rate that covers the space and the on-site team receiving freight and handing orders to carriers every day.
The result is a footprint in Los Angeles, or in several cities, that grows or shrinks with volume and has no annual lock-in.

Disclosure: Saltbox operates the building at 1801 Flower Ave, so I'm making the case for our own space.
I'll walk you through what changes once a company runs more than one suite: 👇
Holding more than one suite in Los Angeles
Your company isn't limited to one suite: you can take several in the Duarte building, several in Torrance, or a mix of both.
Boxxie, a corporate gifting agency at Los Angeles, Torrance, began with a box project for Nike.
Our team now photographs its client merchandise as it arrives and logs it into inventory.
Duarte and Torrance side by side
Our two Los Angeles buildings cover different parts of the metro and offer different suite ranges:
Pairing the two puts stock on the San Gabriel Valley side and in the South Bay, close to the port.
Other options near each building are covered in our Duarte and Torrance warehousing guides.
What do Saltbox suites cost in Duarte and Torrance?
A Starter suite in Los Angeles, Duarte starts at $780 per month, and in Los Angeles, Torrance starts at $430 per month.
You pay one monthly figure per suite, and docks, Wi-Fi, and on-site staff come inside it.
Private offices with optional logistics layering are priced separately from warehouse suites, starting at $520 per month in Duarte:
- 1-person office: $520 per month in Duarte and $620 in Torrance.
- 2-person office: $770 per month in Duarte and $1,030 in Torrance.
- 3-person office: $1,210 per month in Duarte and $1,340 in Torrance.
- 4-person office: $1,460 per month in Duarte and $1,650 in Torrance.
Torrance offers 24/7 access at $299 per month and reserved parking starting at $199 per month.
Both buildings sell additional member access options at $99 per month and rent equipment and furniture month to month.
Services the Los Angeles team runs for members
Every suite price includes the on-site operations team, and the paid services below run on top of it:
I'd point enterprise teams toward Saltbox Fulfillment when they want picking handled without losing sight of the stock, since inventory stays in a suite they can walk into.
If you're weighing a fully outsourced 3PL, our 3PL warehousing guide lays out that comparison, and current service rates are on the operations and fulfillment page.
How does Saltbox compare with a traditional industrial lease?
Saltbox costs more per square foot than a traditional industrial lease in Duarte, but it runs month to month, starts much smaller, and comes with on-site staff.
A lease gives you more space per dollar on a longer commitment that you staff and equip yourself.
Here is how the two line up, using the nine leases in this guide:
Based on my experience, a lease makes sense when one site will stay full for years and the company already employs warehouse staff.
Saltbox comes out ahead when stock has to be close to more than one customer base or volume moves with the season.
Saltbox pros and cons
✅ Suites in Duarte and Torrance under one company, billed monthly.
✅ Freight check-in and daily carrier pickups built into the rate.
✅ On-demand S.O.S. crews booked through the Saltbox App.
✅ Outsourced pick and pack that keeps inventory in a suite you control.
✅ Room to expand into seven more U.S. markets on the same terms.
❌ We're not the lowest price per square foot, since a bare industrial lease leaves staffing and services out.

What does a multi-city Saltbox network cost compared with one leased building?
A Saltbox network of four Medium suites, in Duarte, Torrance, Phoenix, and Dallas, Carrollton, starts at $11,920 per month.
That is about half the $23,895 monthly base rent on the 17,700 sq. ft. building at 1017 S Mountain Ave, which covers one Monrovia address.
I built this example around forward stock: up to about 60 pallets per location, close to customers in each metro:
Those four suites give an enterprise up to 245 pallets of forward stock across three metros.
The next table sets that network against the 17,700 sq. ft. building at 1017 S Mountain Ave, one cost line at a time:
The lease's 3-year minimum commits $860,220 in base rent from the day it is signed. The four memberships bill $11,920 a month, and each suite can be resized or returned on its own.
A building lease takes over once one market holds more stock than a few suites can. The largest suites top out at 2,070 sq. ft. in Duarte and 2,370 sq. ft. in Torrance.
For a bigger hub, Saltbox Dallas, Carrollton lists an Extra Extra Large suite of 3,930 to 3,940 sq. ft. It holds up to 246 pallets and 75 people, from $11,030 per month.
Suite rates differ by location, and the Saltbox pricing page and each location page carry the current figures.
Larger distribution buildings across the metro are covered in our guide to the 10 best warehousing spaces in Los Angeles (2026).
Should an enterprise lease one large warehouse or hold several smaller suites?
An enterprise should lease one large warehouse when most of its Southern California volume ships from one site all year.
Several smaller suites work better when stock needs to be close to more than one customer base or volume swings with the season.
At the small end, a Saltbox Medium suite in Duarte starts at $3,200 per month for 500 to 1,000 sq. ft.
The smallest of the nine leases, 1,760 sq. ft. at 1532 Highland Ave, comes to about $2,798 a month before its CAM fee.
I'd still pick the membership for a satellite team. The membership costs about $400 more for less floor space.
That gap covers receiving, daily carrier pickups, equipment, Wi-Fi, and security, which a tenant at 1532 Highland Ave would arrange separately.
Leased buildings and Saltbox suites also work together: a leased distribution center can carry steady volume while Saltbox suites take overflow and new markets.
For enterprises also weighing an outsourced provider, our 3PL vs Saltbox comparison covers that decision.
Add warehouse suites city by city with Saltbox
I covered nine leases around Duarte, from a 1,760 sq. ft. unit in Lewis Business Park to a 75,740 sq. ft. Class A building in Azusa.
The larger buildings suit a primary distribution center with steady volume, and the smaller units suit one team that wants its own address.
For an enterprise that needs warehouse space in multiple locations, I'd go with Saltbox. Suites can be added in Duarte, Torrance, and other Saltbox cities under one account, then resized month to month.
An enterprise membership with Saltbox includes:
- Multiple private suites for one company, each 60 to 2,070 sq. ft. in Duarte and 10 to 2,370 sq. ft. in Torrance.
- Warehouse suites from $780 per month in Duarte and $430 per month in Torrance, plus volume pricing for multiple suites.
- Inventory receiving and daily carrier pickups at every location.
- S.O.S. from $45 per hour and Saltbox Fulfillment pick and pack from $3 per pick.
- Locations in Los Angeles, Phoenix, Seattle, Denver, Dallas, Atlanta, Washington D.C., and Miami, with tours open in Chicago, Elmhurst.
To plan a multi-suite or multi-city membership, speak to an expert, or book a tour of Saltbox Los Angeles, Duarte to walk the suites in person.

Frequently asked questions
Yes. The parallel-run method lets you migrate inventory and orders to a new provider while your current 3PL continues to fulfill. The key is sequencing the move by SKU, starting with slow-movers, and setting clear rules for which provider handles which orders during the overlap.
Request a fully itemized invoice and add up every fee that touches a single order: pick fee, pack fee, materials, carrier rate, and any applicable surcharges. Divide that total by your order count for the period. Don't use your quoted rate as the baseline. Use the actual invoice.
Co-warehousing differs from a traditional 3PL in that it gives small businesses direct access to their inventory, flexible terms, and on-site resources.
Traditional 3PLs give you access to shared fulfillment infrastructure on their terms. Saltbox is a co-warehousing model, which means members get private warehouse suites they control, an on-site team that's physically present, and access to Parsel, Saltbox's shipping platform partner, for discounted shipping and real-time tracking.
The model is built for founders who want the support of a fulfillment partner without giving up visibility and control. Read more here about how Saltbox compares to traditional third-party logistics providers.
Most 3PL transitions take between 30 and 90 days, depending on your order volume, SKU complexity, and contract notice requirements. A 60-day timeline using the parallel-run method is the most common approach for mid-volume operators.
